Do your subdivisions have CC & Rs? (Covenants, Conditions, & Restrictions) Yes, each site has a recorded set of CC&Rs in detail. These are implemented in the development stages of each of our communities. A copy of these is available for review at your model home. What are CC & Rs? CC & Rs are a recorded document setting forth provisions for each homeowner and also stating how the residential homeowner’s association will work. These benefit each purchaser because they protect the value of the homes. With these in place, you can be guaranteed that your neighbor will not be able to allow their home to become an eyesore in the neighborhood. You will also benefit from the clear standards that apply to the community common areas and the continued maintenance of those areas. What schools? How long will it take you to build my home? Once we pick up the permit, it will take us approximately four to six months to build your home. Time frame may differ if your home is one that is attached and due to weather conditions beyond our control. Careful consideration is taken while building any home, and to ensure the highest quality product, we do not take risks or compromise our standards during the building process to ensure a timeline. We will do everything in our power to work with our customers in order to get you into your home on schedule.
How do I purchase one of your homes? - Pick a home and lot, put money down for a reservation. This deposit is 100% refundable at any time during the reservation period once your check has cleared. - Meet with lender, get approved for your financing, if applicable. - Choose all upgrades and complete sales agreement - Meet with your sales agent to review the redlines to ensure that our plans have been changed to your specifications. - Meet with Studers to choose your floor coverings. - After home is finished, meet for a walk through. - Sign closing documents at the title company.
What are your lot sizes? The lot size is completely dependent on the subdivision. Please call your model home for details.
Can we make changes to the plan? Whether or not we can make changes to the plan depends on what changes you are requesting and at what point we are at in construction. Usually structural changes are not allowed unless approved by the builder before construction begins, and even then, those changes are very limited. We ask that all other changes be made prior to construction beginning. If they are allowed at a later date, there will be an additional processing fee.
What are your standard features? The standard features may vary from site location to site location. We ask that you visit our community pages for details or call your model home.
Will you build my house on my lot, or my house on your lot? We do not do custom home development. We only build within our subdivisions with our own approved plans.
